2GR Equity is a private equity real estate investment firm based in Dallas/Fort Worth. Founded in 2011, 2GR invests alongside experienced sponsors in select real estate opportunities across Texas and other targeted growth markets, with a focus on alignment of interests and long-term value creation.

NICHE MARKET
2GR focuses on real estate opportunities that typically require between $3 million and $15 million of equity—an underserved segment of the market that can offer attractive opportunities with less institutional competition. This focus allows 2GR to pursue investments where its relationships, experience and ability to move efficiently can create an advantage.
RELATIONSHIP DRIVEN
2GR’s principals have spent their careers investing in and operating commercial real estate. Long-standing relationships with developers, sponsors, lenders, brokers and other industry professionals provide access to opportunities that are often sourced outside broadly marketed processes. Many of 2GR’s investments are made alongside sponsors with whom the firm has successfully partnered before.
GEOGRAPHIC FOCUS
2GR primarily invests in Texas and other select growth markets where the firm and its partners have established experience and relationships. This focused approach provides local market knowledge while allowing 2GR to selectively pursue compelling opportunities outside its core geography.
ALIGNMENT OF INTEREST
2GR’s principals invest alongside its investors, creating meaningful alignment in every transaction. 2GR also seeks sponsor structures that prioritize investor returns, including return of invested capital and preferred returns, before sponsors participate materially in investment profits.

Geographic Focus – Texas and select growth markets; build-to-suit opportunities considered nationally
Asset Types – Multifamily, industrial, office, retail, self-storage, senior housing, student housing, medical office and hospitality
Equity Investment – $3 to $15 million
Targeted Returns – 8%+ average annual yield; mid-teens+ IRR; 1.5x+ equity multiple
Target Hold Period – 2 to 5 years
Closing Timeframe – 30 to 45 days
